The company currently has a focus on the Kansas City metro with three properties in various levels of lease-up, construction and development stages and has recently extended its focus to the region, with a property soon to come in Branson, Missouri.

Projects

Bonavia at Veterans Park

On the 18th of November, 2017, the Developer entered into a Purchase Agreement to acquire approximately 28 acres in the City of Shawnee, Kansas situated generally at the corners of 62nd Street and Pflumm Road. The property is situated in the heart of the commercial and retail district of Shawnee and is surrounded by a wide variety of residential units, commercial properties and retail developments.

The Property contains 228 one and two bedroom unit Class-A, market rate apartments within four buildings and a standalone associated clubhouse with exercise room, gathering spaces, offices and flex space for property residents to make use of.

Following the entitlement process with the City of Shawnee, financing was secured through a loan with Arvest Bank and Capital Solutions as the institutional equity partner with the sponsor. Construction was started in the summer of 2020 by Excel Constructors and as of January 2024, all buildings have been finished and received certificates of occupancy.


Veterans Park Senior Village

The Developer has obtained approval from the City for construction of 60 twin villas upon the Property.  A number of villas have and will be sold on a build-to-suit basis.  The majority of the Villas will be held as rental units.  Management of the Homeowners Association is and will be provided by Weigand-Omega property management company (the Property Manager for Bonavia at Veterans Park) to secure lessors for each unit at a Class-A, market monthly rent rate.

The product is units of twin villas, which contain 1,553 square feet of living space, with two bedrooms and two bathrooms, an unfinished basement and two car garage.  The residents of the units will be restricted to family units with the head-of-household of age 55 and older.  The residents will live independently with a property management style geared to creating a strong community/resort lifestyle.  The Clubhouse will be operated as a Community Center with social events, card and gaming groups, continuing education classes, fitness classes and video entertainment.


Bonavia at Withers Farm

Withers Farm Senior Apartments, LLC., owns the 16 acre site and has full rights of entitlement, authorities and permits and has commenced the construction of the planned product for the Site. The approved plan calls for 190 units of age-restricted multifamily creating a long term truly-independent living option for the active Baby Boomer. The apartments are restricted to residents with a head-of-household of age 55 or older. The site where the Bonavia at Withers Farm will be located is approximately 1 miles from the Liberty Community Center which offers support services and a variety of social activities and programs to seniors.

The Project features one and two bedroom units with approximately 60% being of the two bedroom variety. The Project will be a Class A market rate property. The buildings will be 4 and 5 story center hall, with elevators and will be operated as limited access facilities. The apartments feature upgraded interior finishes including stainless steel appliances, natural solid surface counter-tops, kitchen cabinets designed for the chef, and in unit, full sized, top loading, washers and dryers.

The Clubhouse design includes exercise facilities, card room, media room, reception room and warming kitchen. The Clubhouse will be operated as a Community Center with social events, card groups, continuing education classes, fitness classes and video entertainment. In addition, the Clubhouse will include the office of an “In-home” health care provider and a physical therapy room. The pool area will include a hot tub and cabana. The site will also feature walking paths, dog washing area and bocce ball court.


Lone Elm Senior Apartments

The Company owns the 9-acre site and has full rights of entitlement, authorities and permits and will be commencing the construction of the planned product for the Site. The approved plan calls for 175 units of age restricted multifamily creating a long term truly independent living option for the active Baby boomer. The apartments are restricted to residents with a head-of-household of age 55 and older.

The Project features one and two bedroom units with approximately 60% being of the two bedroom variety. The Project will be a Class A market rate property. The buildings will be 3 story center hall, with elevators and will be operated as limited access facilities. The apartments feature upgraded interior finishes including stainless steel appliances, natural solid surface counter-tops, kitchen cabinets designed for the chef, and in unit, full sized, top loading, washers and dryers. The Clubhouse has been designed to be incorporated within the larger of the two apartment buildings and includes exercise facilities, cardroom, media room, reception room and warming kitchen.

The Clubhouse will be operated as a Community Center with social events, card groups, continuing education classes, fitness classes and video entertainment. Siena Heights Senior Village

On the 15th of December, 2023 the Managing Member closed on a certain Purchase Agreement to acquire approximately 24 acres in the City of Branson, Missouri on which to locate a 55 and over apartment complex.  The property is situated alongside Branson Hills Parkway and the new developed growth area of Branson known as Branson Hills and is surrounded by a wide variety of residential units, commercial properties and retail developments.  Branson Hills is a neighborhood of Branson lying 3.6 miles north of the center of the city and Branson Landing. 

 The planned Project is a 55+, Class A market rate multifamily complex.  The Site Plan includes 212 one and two bedroom units of multifamily in a multi-story slab-on-grade configuration featuring three secured buildings with elevators.  The current Site Plan includes a clubhouse with a media center and fully outfitted exercise studio, a resort style zero-entry pool, forty eight free-standing garages and associated amenities.  A portion of the acquired property, as it is currently undevelopable will remain wooded conservation area.
